The new national rental regulation requires that properties offered for short-term and mid-term rentals obtain a Rental Registration Number (NRA).In the Balearic Islands, this number is obtained through the Land Registry (Registro de la Propiedad), either online via the Registrars’ Electronic Office or in person.
Below is a clear, step-by-step guide adapted to the official procedure established by the Spanish College of Registrars.
🔹 What Is the Rental Registration Number (NRA)?
The NRA is a unique identifier required to advertise dwellings intended for temporary rental. Its purpose is to:
Increase transparency in the rental market
Facilitate administrative oversight
Prevent irregular or disguised tourist activity
Centralise management through the Land Registry
According to the official guidance from the College of Registrars, the NRA is always processed through the Land Registry.
🔹 Steps to Request the NRA in the Balearic Islands

🔹 Obligations After Obtaining the NRA
You must update your NRA record if:
The use of the property changes
Rental frequency increases
Renovations alter the property characteristics
The Land Registry requires a revision
🔹 Penalties for Not Obtaining the NRA
Failing to register when required may result in:
Significant fines
Removal of advertising from rental platforms
Suspension of rental activity
Administrative inspections
🔹 Conclusion
Applying for the NRA is essential for legally advertising a temporary rental property in the Balearic Islands.
The process is straightforward, and can be done:
Online, quickly and efficiently
In person, if you prefer direct assistance
🔹 Short-Term Rental Deposit: When to Submit and the Cost
In addition to obtaining the Rental Registration Number (NRA/NRUA), property owners who rent out short-term accommodations are required to submit an annual short-term rental deposit to the Property Registry.
This procedure consists of an informative declaration of the previous year’s rental activity, detailing, among other data, the NRUA, the purpose of the rental, the number of occupants, and the dates of each stay. The submission must be made once a year during February (for rentals from the previous year) and is processed through the official N2 application available on the Electronic Headquarters of the College of Registrars, preferably online with a digital certificate, although it can also be submitted in person by generating the form from the same application.
The official fee for the procedure is €27.05 (excluding taxes) per NRUA declared, which is paid directly to the Property Registry, with no need to subscribe or pay any additional service fee to the College of Registrars, as registration on the platform is free.
Failing to submit this deposit within the established deadline may result in the revocation of the NRUA and the inability to continue listing the property on rental platforms until the situation is regularized.
